Can't I get a loan cheaper by going direct to a lender?
First, we recommend you shop around for the best deal you can. But in our considerable experience, if you have special mortgage needs - which is what we are very good at - you may find our loans difficult to beat. Here's why. The lenders we use know that some borrowers do have special mortgage needs and they want us, as specialists, to help those borrowers. These lenders often cannot provide specialist advice for people with special mortgage needs. They rely on us to do that and often give us special mortgage products that are not available directly from the lender.

How quickly will the money be available?
This depends upon many things. The quickest we have completed a mortgage is in five working days! Normally we can arrange to obtain your mortgage offer within 15 working days, especially if you provide us with all the information we request at the start.

Do you charge up-front consultancy fees?
No. We never charge up front consultancy, advisory or help fees. And if we don't get you the mortgage you want, you don't pay us anything at all. You only pay a fee once you’re mortgage has completed, typically £395. That is our job. The fee is due upon completion or 45 days after the offer was issued. However, please note that you will need to pay a processing fee (including valuation fee) when you apply for your mortgage. This fee covers the cost of paying the surveyor (who carries out the valuation of the property on behalf of the lender) and the costs of setting up your mortgage and administering it. A typical cost would be £269 on a property valued at £100,000.

Can I borrow more than I need for my home mortgage to cover other things, like paying off other loans or buying a new car?

Normally you can, but it will depend upon how much you wish to borrow and the value of the property. Call us now and tell one of our mortgage specialists what you want to do.

I've had problems with finance in the past. Can you really help?
Yes! Although there are some people who are simply beyond help. Many people have had problems with their finances at some time, so you are not alone. Call us and explain your circumstances, we'll show you how we can help you.

I'm self-employed and for tax reasons my accountant has minimised my income. Will this affect how much I can borrow?
No. This isn't an unusual problem. Some lenders do not need to see your accounts or indeed contact your accountant at all. The lender may ask your accountant to simply confirm that you can afford the monthly payment. If you do not have an accountant we can also help, subject to loan to value rules.
